This rolling 83 acre property in western Wayne County, Iowa is 100% wooded and absolutely loaded with deer and turkey, which I saw in person and the trail camera photos will show. The first time I walked the property in late February I saw 30 deer in just 45 minutes of walking around the property! Wayne County is well known for trophy bucks, but the property’s west line also borders legendary Decatur County, and has some uniquely positive (and uncommon) features for someone looking for a great southern Iowa hunting property, weekend getaway spot, or even a very secluded and quiet home building spot. Located almost equidistant from Leon (11 miles) to the west and Corydon (12 miles) to the east, 30 miles to Osceola and 70 miles to West Des Moines.

Owned by the same family for nearly 100 years, this land is full of memory, of time spent in the woods hunting, playing as kids growing up, and just enjoying nature. There is a good variety of wooded habitat on the property, everything from mature hardwoods to nasty bedding thickets, live water in the form of a 1/2 acre pond on the east side and Hunter Creek on the west side, which even now has a lot of water despite how little rain we’ve had in months. The property slowly loses elevation from east to west, gets progressively thicker the closer you get to Hunter Creek, and there is a good amount of south slope bedding to keep deer on the property through the entire Winter. It was very plain to see from deer trails that Hunter Creek serves as a major travel funnel. Both turkey sightings and evidence of turkey activity was abundant. If you like to bird hunt, I even jumped woodcock in several different thick areas of the property!

With a little bit of clearing work, there are several ridgetop locations on the east side that would work great to put in some food plots to create an even stronger deer draw to the property. It’s a blank slate and only needs some imagination and effort to turn an already special property into something even better!

The cherry on top is a 12×16 log-sided, insulated cabin on the southeast side of the property with propane heat, bunk sleeping for 5-6 people, and it’s wired for electric with a 220 converter plug for a generator on the south exterior wall! It even has an old-fashioned outhouse. This is the perfect little bunkhouse for hunting season or just a weekend getaway the rest of the year. Also, with rural water and electric at Hwy. 2, the property is buildable and the ingredients are present to have a beautiful home building site with ultimate seclusion and privacy!
