Property Description

This is a great multi-use Southern Iowa 80 acres m/l property in Ringgold County, on Pavement, only 2.5 miles north of Mount Ayr, which has all major services such as fuel, animal feed, restaurants, hardware, groceries, and a regional hospital! Deer & Turkey Hunting, Cattle Pasture, Horses, Hobby Farm, and multiple elevated building sites with beautiful views. Out in the country but still close to town, the opportunities available here make this a great property that won’t last long on the market. And this property has one pretty rare feature: It hasn’t been hunted in 18 years! Located 16 miles from Sun Valley Lake, 43 miles from Osceola, and 80 miles from West Des Moines.

Ringgold County, in Nonresident Deer Zone 5, is a bit of a hidden gem when it comes to southern Iowa Deer Hunting. It’s a sleeper from the standpoint that it doesn’t get nearly as much publicity as a county like Decatur, that borders it on the east, but Ringgold grows just as big of bucks as Decatur does. There were multiple deer and turkey seen when taking an initial tour of the property. Because it has not been hunted in 18 years there is no past trail camera history or harvest photos, but there are trail camera photos and video from the listing agent’s cameras from the last week of April, 2026, showing both a good deer population and resident populations of bachelor bucks!

This property has lots of habitat diversity, from thick and nasty bottomland woods with great bedding cover to upland south facing cedars that provide great thermal cover in the Winter, and multiple bottomland spots with good soil for hidden food plots or standing corn and beans for Winter deer food. There is great stand access from 2 sides, the paved state hwy on the west side and the B level road on the north side, with easy opportunity for morning and evening stand sites, and huntable with any wind direction. There is also a big chunk of ag land that borders on the east which already provides a good food source to help keep deer in the area. The main access to the property is paved state hwy 169, but because of the elevation contours the bulk of the property itself is largely hidden from view of the pavement. The perfect situation: great access, but also nice seclusion. If you’re not a hunter, you could easily lease the property out for hunting for some nice income. You’re also an easy drive from multiple public hunting areas to the east and south in Ringgold County.

There are multiple potential building sites on the west side of the property that offer beautiful, expansive views to the east, would be great for sitting on the porch drinking coffee in the morning and watching the Sunrise. Rural water and electric service available nearby at the state hwy. bordering the property.

The property is perimeter fenced and currently has a cattle pasture lease for 2026. It is a simple verbal agreement with a long-time local tenant who says the cattle will be off by December 1st, 2026. The tenant would likely be interested in continuing the lease if the new owner is interested. There are 2 ponds on the property, and live water in Walnut Creek, for multiple year-round water sources. Farm lease rent will be pro-rated to the buyer from the day of sale closing until the last day of February, 2027.

Properties in Ringgold County that check a lot of boxes like this one does do not hit the market all that often and are in high demand when they do. I already had multiple inquiries from interested buyers just in the first 24 hours after putting the for sale sign up at the hwy.
